Terrazzo Tiles Lippage Removal

Terrazzo tiles that are laid poorly can be fixed with heavy grinding. You will notice the edges of the tiles being either higher than the one next to it or lower, causing an area where dirt can collect. This is lippage; it can be unsightly and cause a tripping hazard if it’s terrible.

How We Fixed This Terrazzo Tile Lippage Problem

This project was located in Castle Hills, Tx and had terrazzo tiles in the living room and dining area that were dirty, dull, and had uneven tiles (lippage). To remove tile lippage, we use a grinder weighing 500lbs to grind the lippage down, being careful not to make low spots on the floor. After the course grinding was finished, we used a special epoxy to grout the floor filling in holes and other voids. Once the grout cured, we continued using finer diamond polishing pads to polish the terrazzo to a high shine creating a dense, easy-to-clean surface. This homeowner will never have to go thru the heavy grinding phase of the project because the tiles are now all even and flat. Notice in the second picture the dark areas around the terrazzo tiles because of the lippage. After the grinding is complete you won’t see those spots (grinding is virtually dust free with the correct vaccums). In the last pictures, you can see how clear the shine can be when diamond polishing the terrazzo, this makes and easy- to-clean surface that won’t yellow.
